The school deadline is fixed, the flat is not

Public and concertado places are allocated online, by points, in one spring window. Most flats for a summer move only appear about a month before. Each step waits for the one before.

Landlords are wary of foreign income

A family with payslips from abroad and no Spanish history needs a solid file. Without one, the best flats go to someone else while you wait for an answer.

A school strategy first

We choose the type of school and the language, then shortlist 3 to 5 schools. I explain how points, siblings and income count for public and concertado places.

I search portals, agencies and private landlords around your schools, and filter out what does not fit before you ever see it.

Viewings for you, in person or on video

I visit with you, or on live video on your behalf, and tell you what the photos leave out: noise, light, lift, damp, the walk to school.

I prepare a solvency file that presents your income and situation clearly, check ownership before you pay anything and negotiate rent and conditions.

School application and enrolment

I handle the application with you, in the spring window or through the ongoing admission process if you arrive later, and help request a temporary Valencian exemption where it applies.

Padrón, health cards and the first weeks

Utilities in your name, padrón for the family, public health cards (SIP) if you are entitled, and WhatsApp support while everyone settles in.

How it works

Four steps, worked back from September

  1. Free 20-minute call

    Tell me your dates, budget and your children's ages. I tell you honestly what is realistic and what to do first.

  2. School plan (6 to 4 months before)

    We decide the type of school, shortlist schools and areas, and fix the dates that matter. A scouting trip with an area tour works well now.

  3. Home search (about a month before)

    I search, view and negotiate. You sign the lease, often before you land, once ownership and contract are checked.

  4. Arrival and paperwork (July or August)

    Keys, inventory, utilities, padrón, health cards and the school enrolment, so September is just the first day of school.

A starting point. Prices and the school map move faster than any list, so I check each street with you.

Campanar

Modern blocks with pools and garages, next to the Turia gardens and Parque de Cabecera. Space inside the city.

Pla del Real

Central, calm and leafy, between the Viveros gardens and the Turia. Classic flats, schools nearby, among the pricier areas.

Benimaclet

A village inside the city: a square, small shops and a mixed crowd. More modest rents, with metro and tram.

Alboraya / Patacona

Just north of the city, with newer buildings, the beach and the metro. Quieter, with more space for the money.

Godella / Rocafort

Small towns with houses and gardens on the metro line, and several private and international schools nearby.

Paterna (La Canyada) / Bétera

Villas among pine trees, close to international schools and a strong international community. Plan on a car.

FAQ

Questions families ask me

Can we apply for a public school before we live in Valencia?

The application uses your address. If you can sign a lease and register on the padrón before the spring window, you apply like any local family. If not, we look at private and international schools, which run their own admissions, or apply through the ongoing admission process when you arrive. Dates change every year: check the Conselleria de Educación admission calendar on gva.es.

We arrive after the spring window, or mid-year. Is it too late?

Children who arrive during the year still get a place. The local schooling commission assigns one among schools with vacancies. You need the padrón, passports, birth certificates and recent school reports. I prepare the request with you.

Will my children have to study in Valencian?

Families choose Spanish or Valencian as the base language when they apply, and English is also taught. Children arriving from abroad can ask for a temporary exemption from Valencian assessment. I help you request it at enrolment.

What does the Family Pack cost, and what if we have three children?

The Family Pack is €2,100 + VAT (€2,541). It covers the Complete Search, school search and enrolment for up to two children and health cards for up to four people. Each additional child is €300 + VAT (€363).

When do we pay?

50% when you sign the engagement letter and 50% when you sign the lease. If no lease is signed, there is no second payment. The search runs for up to one month, with a progress report on day 25.

Can you find a home before we arrive?

Yes. Many families sign before they land. I view homes on live video on your behalf, check ownership before you pay anything and go through the contract with you.

Are we entitled to public healthcare?

It depends on your situation: work or self-employment in Spain, an S1 form, or other routes. The SIP card is included in the Family Pack when you are entitled. If you are not, I tell you early so you can arrange private insurance.

Do you handle visas or the NIE?

No. I refer you to immigration lawyers I trust and plan the home and school around their timeline. I also do not give tax advice.
