Do you charge more for a seasonal rental?
No. The packages cost the same for a long-term or a seasonal rental: €900 + VAT (€1,089), €1,500 + VAT (€1,815) or €2,100 + VAT (€2,541). What changes is the contract, and I explain the difference before you sign.
Can I book a single extra without a package?
Yes. Every extra on this page can be booked on its own, for example padrón, a bank account or the driving licence exchange. I confirm the scope and the price in writing first.
When does the search actually start?
On the day of our strategy call. If you want it to start within your 14-day withdrawal period, you ask for it in the agreement. Otherwise it starts on day 15 after signing, or later if your planned start date is later.
Who pays for the ownership check?
In Complete Search and the Family Pack I request the nota simple from the Land Registry before you pay any reservation. The registry fee is passed on to you at cost, with no mark-up.
Does the Family Pack guarantee a school place?
No one can guarantee it: places are allocated by the school or the regional education authority. I shortlist schools that fit your area and your children, book the visits and handle the application with you.
What if our moving date changes?
Tell me and we pause the search. The month stops counting from your message until you ask to restart, for up to 60 days.
Is the lease review legal advice?
It's a practical review: duration, rent and how it is updated, deposit and guarantees, bills, repairs and early exit, explained in plain English. If you want a legal opinion, I recommend a lawyer, whose fee is separate.
How fast do I need to answer?
Ideally within 24 to 48 hours. Good flats in Valencia go in days, so slow replies can lose a home. A delay on your side doesn't extend the included month.
