Flying over for a week of viewings is tiring and expensive, and the best flats are often gone by the time you land.

Details that matter more now

No lift, a few steps before it, a bar terrace under the bedroom, a long walk to the health centre. Listings rarely mention any of it.

Check-in with an inventory and photo report, and electricity, water and internet switched to your name.

Padrón and health card

I book the padrón appointment and come with you. If you are entitled to public healthcare, I help you get your SIP card at your local health centre.

Bank and driving licence

I prepare the documents for your bank account and come to the appointment, and check on the DGT website whether your licence can be exchanged.

FAQ

Questions retirees ask me

Do I need a visa to retire in Valencia?

EU citizens do not, though they register as residents. Most non-EU retirees, including British citizens, apply for a non-lucrative visa before moving. I do not process visas: I refer you to an immigration lawyer and plan the home search around their timeline.

Can I use the public health system?

It depends on your pension and residence. UK and EU state pensioners can usually register an S1 form with the Spanish Social Security and then get a SIP card. Others need private insurance, at least at first, and some can later join a paid scheme called the Convenio Especial. Check your case with seg-social.es or an adviser. I help with the registration once you are entitled.

Can you find a home without me flying over?

Yes. With Complete Search I view homes in person and show them to you on live video, check ownership before you pay anything and go through the contract with you.

How much does it cost?

Complete Search is €1,500 + VAT (€1,815). You pay 50% when you sign the engagement letter and 50% when you sign the lease. If no lease is signed, there is no second payment. Padrón, bank or licence help are fixed-price extras.

How long does it take?

The search runs for up to one month, with a progress report on day 25. If we need more time, an extension of 15 days costs €300 + VAT.

Can I bring my pet?

Usually yes, with a microchip, rabies vaccination and the right travel document. Not every landlord accepts pets, so I search with that filter from day one.

Can I exchange my driving licence?

EU licences stay valid. Licences from some other countries, including the UK, can be exchanged once you are resident; others cannot, and there is a time limit to drive on a foreign licence. I check what applies to yours on dgt.es and handle the exchange with you.
