A commute for one, a quiet room with good internet for the other. Most listings tell you neither, and the photos are often years old.

A start date that will not move

If one of you starts a job in Valencia on a set date, you need a lease before then. Most flats only appear about a month ahead, and the good ones go in days.

Landlords want Spanish payslips

A contract that has not started yet, or income from abroad, makes landlords hesitate. You need a file that answers their questions before they ask.

Different passports, different rules

If one of you has an EU passport and the other does not, the paperwork splits into two paths. Getting the order wrong costs months.

One brief for two people

On the strategy call we agree on areas, budget and the non-negotiables for each of you: commute, workspace, terrace, noise, pets.

A filtered search

Portals, agencies and private landlords, checked against your brief. I flag the fibre coverage, the second bedroom that is really a box room and the bars downstairs.

Viewings in person or on live video

Up to five viewings with you, or on video on your behalf if you are still abroad. You see what I see, in real time.

A solvency file that works

Job offer letter, foreign payslips or freelance income, presented so a landlord can say yes quickly. Then I negotiate rent, deposit and conditions.

Safe signing

I check ownership in the land registry before you pay any reservation, explain the key clauses in plain English and do the check-in and inventory with you.

The first admin, in order

Utilities and internet in your name, then padrón, bank account and health card as extras if you want them. Visas and residence I leave to an immigration lawyer.

Four steps to your keys

  1. Free 20-minute call

    Both of you if you can. Dates, budget, work situations and what each of you needs from the home.

  2. Brief and plan

    You sign the engagement letter, we fix areas and must-haves, and I put together your solvency file.

  3. Search and viewings

    Shortlists with notes, viewings in person or on video, and a progress report on day 25 of the search month.

  4. Signing and keys

    Negotiation, ownership check, contract review, check-in and utilities. Then the paperwork you have added.

Questions couples ask me

How much does it cost?

Complete Search is €1,500 + VAT (€1,815). Essential Search is €900 + VAT (€1,089). You pay 50% when you sign the engagement letter and 50% when you sign the lease. If no lease is signed, there is no second payment.

How long does it take?

The search runs for up to one month, with a progress report on day 25. If we need more time, an extension of 15 days costs €300 + VAT. Starting about six weeks before your move works best.

Can you do the viewings while we are still abroad?

Yes. I view on live video on your behalf, check ownership before you pay anything and go through the contract with you. Many couples sign before they arrive.

One of us has a job offer in Valencia. Does that help?

Yes. A signed offer letter strengthens your file a lot, even before the job starts. I present it together with any other income so the landlord sees the full picture.

One of us has an EU passport and the other does not. Can you help?

I do not handle visas, residence cards or the NIE. There are specific routes for partners of EU citizens, and an immigration lawyer is the right person for your case. I refer you to one and plan the home search around their timeline.

Do we need to be married to sign the lease together?

No. Both of you can sign as tenants. What landlords look at is solvency, so I prepare a file that presents your combined situation clearly.

Do you speak English?

Yes. Everything with me is in English or Spanish, and I translate the key clauses of the contract for you.

What if we are not happy after the strategy call?

You get a full refund. If the plan does not convince you after that first working call, you do not pay for it.
