Why remote workers struggle to rent in Valencia

"No Spanish payslip, no flat"

Landlords and their rent-default insurers are used to Spanish payslips and tax returns. A US employer, a UK limited company or invoices to five clients get turned down because nobody explains them.

Six or twelve months up front

Some landlords ask for a year of rent in advance to compensate. On a main-residence lease the law limits what they can require, and paying it can leave you without savings or protection.

A lovely flat with no fibre

Fibre is common in Valencia city, not in every building. Older blocks in El Carmen or El Cabanyal can need new cabling, and you find out the week your contract starts.

The wrong type of contract

A seasonal let signed as a stopgap can make padrón registration, residence paperwork or a renewal harder later on. Few people notice until they need it.

Ruzafa

Cafés, coworkings and the market on your doorstep. Lively at night, so I check which side the bedroom faces.

El Carmen

The old town, full of character. Older buildings, so lift, light and fibre are checked one by one.

Benimaclet

Relaxed and community-minded near the universities, with more modest rents and metro and tram links.

El Cabanyal

A walk on the beach before your first call. Big differences from one street to the next, so I go street by street.

L'Eixample

Central, well connected and quieter than Ruzafa next door. Good for couples who both work from home.

Campanar

Newer buildings with room for a separate office, where fibre is usually already installed. Close to the centre.

FAQ

Questions remote workers ask me

Can I rent in Valencia without a Spanish job?

Yes. Many landlords accept foreign employment or freelance income when the file is clear and complete. Part of my work is going straight to the landlords and agencies who already accept it.

Seasonal let or main-residence lease?

A main-residence lease (vivienda habitual) gives you more protection: a deposit of one month, extra guarantees capped at two more months on standard long-term contracts, and no more than one month of rent in advance. A seasonal let is for a genuinely temporary stay, follows different rules (the deposit is usually two months) and can make padrón registration harder. I explain which one fits your plans before you sign. This is general information about the Urban Leases Act (LAU, boe.es), not legal advice.

Do you help with the digital nomad visa?

No. Spain has a visa and residence permit for international remote work, but I do not handle visas. I refer you to an immigration lawyer I trust and plan the search around their timeline, including the lease you may need for the application.

What about tax on my foreign income?

I do not give tax advice. If you spend more than 183 days a year in Spain you will usually become tax resident here, so talk to a tax adviser before you move. The official information is on agenciatributaria.gob.es. For the landlord, what matters is that your income is documented and stable.

Do I need a Spanish bank account?

Not always to sign, but it makes life easier and you need one for a bank guarantee. Accompanied account opening is available as an extra.

How much does it cost and when do I pay?

Essential Search is €900 + VAT (€1,089) and Complete Search is €1,500 + VAT (€1,815). Half when you sign the service agreement and half when you sign your lease. If there is no lease, there is no second payment.

I am still abroad. Can you do the viewings for me?

Yes. With Complete Search I do up to five viewings on live video on your behalf, so you can sign before you land.
