How much does it cost? Is there a student price?
The prices are the same for everyone. Essential Search is €900 + VAT (€1,089) and Complete Search is €1,500 + VAT (€1,815). You pay 50% when you sign the engagement letter and 50% when you sign the lease; with no lease, there is no second payment. If you are looking for a low-cost room, I will tell you on the free call whether my service makes sense for your budget.
Should I rent a room or a studio?
A room is cheaper and makes it easier to meet people, but it is often a seasonal or room agreement with fewer protections and shared rules. A studio gives you privacy and usually a residential lease, but costs more and needs a stronger file. For a one-year master's a good room is often enough; for a three or four-year PhD or a postdoc, your own place is usually worth it.
Can I sign the contract from abroad?
Often yes. Many landlords and agencies accept electronic signature. The risk is paying for a place nobody has seen, so either someone you trust views it or, with Complete Search, I view it on live video for you, check ownership and do the check-in.
I have no Spanish payslip or guarantor. Will landlords accept me?
Often yes, with the right file: admission or appointment letter, grant or stipend award, proof of savings and, if you have one, a guarantor abroad. On a residential lease the extra guarantees a landlord can ask for are limited by law to two months' rent on top of the deposit, and I make sure you know it.
When should I start looking?
Get in touch 8 to 10 weeks before your start date, so we have time for the brief and the file. The active search runs for up to one month, with a progress report on day 25 and 15-day extensions at €300 + VAT. For a September start that means calling in June or July; for February, in late November or December.
What if my grant is paid late?
It happens often, especially with the first payment. Plan for the deposit and the first one or two months from savings, and bring the official award letter: I include it in your file and explain the payment timeline to the landlord. I cannot change when the grant arrives, but I can make sure it does not cost you the flat.
Do you handle student visas, the NIE or the TIE?
No. I refer you to an immigration lawyer and plan the search around their timeline. For a student visa, private health insurance from a provider authorised in Spain is usually required; check the exact conditions with the consulate or your lawyer. I can come with you to an official appointment as an extra.
What if I am not happy after the strategy call?
You get a full refund. If the plan does not convince you after that first working call, you do not pay for it.
